The 11,600 square foot building on 2100 Larimer street in Denver’s historic and vibrant Ballpark neighborhood sold for $2.9 million. Two investment and development companies, Monfort Companies and Magnetic Capital, purchased this two-story building in hopes to jump start a project that will engage and draw residents to this central area and contribute to the continued growth of the Ballpark District.
Interestingly enough, Kenneth Monfort (owner of Monfort companies) is the son of the Colorado Rockies co-owner, Charlie Monfort. The historic building that was the former home to the bar El Charrito that started in 1962, will be preserved while simultaneously repositioning the property for new tenants. The first floor is well-designed for a restaurant operator, while the second floor is best suited for office tenants. There is also talk of adding a third and fourth floor to accommodate additional retail and office tenants.
Just down the road at 2124 Larimer Street, the Denver-based Star Mesa Properties sold this building (home to Ignite Kitchen + Cocktails and Aloy Modern Thai) near Coors Field for $3.1 million. This 7,200 square foot building is in prime condition after its renovation in 2011, which was sold to Meadowlark Investments, a Connecticut-based real estate investments firm. There are currently no plans for redevelopment.
