Property is on the mesa northwest of Capulin off of County Road Z. Once on the mesa, you will need to turn south on County Road 3.8, which is marked by a barrel.....LOL. It's similar to a jeep trail AND IS NOT COUNTY MAINTAINED.
SLVREC/Troy has verified that the electric can be pulled from the power-line that runs through the property. The 20 acres is basically flat with amazing 360 degree views so there would be many great building sites!
There in NO WELL on the property and per John Skinner/Colorado Division of Water, the only permit available for this location (since it's under 35 acres) is for 'IN HOUSE USE ONLY WELL PERMIT'. At this time, there are no augmentation plans in the area that would allow one to purchase water for exterior usage. Too be clear, this means NO EXTERIOR WATER USAGE ALLOWED; i.e. lawns, gardens, horses, etc. Your option would be to purchase water, and either haul it yourself and have it delivered, for storage into a cistern/holding tank of your choice, to be used for your exterior watering purposes.
BUYER(S) ARE COMPLETELY RESPONSIBLE FOR ALL COSTS RELATING TO DRILLING A WELL, SEPTIC PERMITTING, ELECTRIC FROM POWER LINE, ETC.
